Two floors of tenant fit-out work in a landmark building that required strengthening of arch terracotta floor system to accommodate public assembly spaces and heavily loaded UPS room. The communicating staircase is comprised of welded steel plate railing system that also serve as the main stringer. The staircase opening required the removal of a main steel girder and the splicing of two separate existing steel beams so as not to damage and preserve the terracotta arch floors they carry. Rigorous design calculations were prepared to demonstrate to the Landlord the viability of the existing floors to support the higher load requirements than the loads indicated in the Certificate of Occupancy.

Tenant fit-out out work on the 12th Floor of the existing building with structural work involved the installation of new operable partition hung from the existing Roof framing. The fit-out work also required the replacement of existing access floor systems with a raised lightweight concrete slab on high density styrofoam. The impacted portions of the existing Roof framing and the raised concrete slab were checked and found to be structurally adequate.
